Before closing, we schedule a detailed walkthrough of your finished home — not a quick once-over, but a thorough orientation. We walk through every system, every feature, and every detail together so you understand how your home actually works.

That means going over your HVAC system and thermostat programming, water heater settings, electrical panel layout, appliance operations, and any smart home features. We'll show you where your shut-off valves are, how your irrigation system works if you have one, and what the maintenance requirements are for your specific materials and finishes.

Every appliance, roofing material, HVAC unit, window, and water heater carries its own manufacturer warranty. We provide all documentation at closing.

What’s Covered

  • 1 Year – Workmanship & Materials

What’s Not Covered

  • Damage from fire, storms, floods, or other acts of God.

  • Exterior concrete steps, driveways, and patios (normal cracking and weathering are not covered).

On top of the builder warranties, your individual products — appliances, roofing materials, HVAC equipment, windows, water heaters — each carry their own manufacturer warranties. We provide documentation for all of these at closing so you have everything in one place.

Your Home Maintenance Calendar

A custom home is a significant investment, and like any investment, it performs best with consistent care. One of the tools we provide at closing is a seasonal home maintenance calendar — a straightforward guide to what needs attention and when.

Inspect roof and gutters after winter, service HVAC before cooling season, check exterior caulking and paint, test irrigation system, clean dryer vent.

Monitor humidity levels and dehumidifier settings, check window and door weatherstripping, inspect deck or patio for wear, clean range hood filters.

Fall

Service HVAC before heating season, clean gutters, reverse ceiling fans, test smoke and CO detectors, drain and winterize outdoor faucets and irrigation.

Check for ice dams and attic ventilation, replace HVAC filters, test sump pump, inspect caulking around tubs and showers, monitor for drafts.
